8319 Chancellor Row presented significant structural and functional challenges at the time of acquisition. The building had underlying issues that impacted both its integrity and usability, requiring a comprehensive, multi-disciplinary approach to restore and future-proof the asset.
Structural Stabilization
One of the primary concerns was an exterior load-bearing wall that had experienced lateral displacement due to foundation failure. The wall was effectively separating from the structure, posing a serious structural risk.
- Conducted coordinated assessments with structural engineers
- Excavated and exposed the existing foundation system
- Installed a new reinforced foundation designed to current standards
- Mechanically tied the existing wall back into the new foundation system
- Eliminated further movement and restored full structural stability
Slab & Ground Remediation
The building also suffered from significant slab settlement caused by subgrade instability.
- Identified compromised soil conditions beneath the slab
- Undertook a full cut-and-remove of affected sections
- Rebuilt the sub-base using properly compacted engineered fill
- Installed a new slab designed for long-term durability and load performance
This approach ensured the issue was not just patched, but permanently corrected.
