Full Description
3142 Quebec St. was an abandoned property in extreme disrepair at the time of engagement. The building had been left unsecured for a prolonged period, resulting in animal infestation, extensive waste accumulation, and widespread damage to critical systems due to vandalism and neglect.
Our role was to take control of the site, stabilize conditions, and reposition the asset into a functional and valuable property for the owners.
Site Stabilization & Security
Before any redevelopment could begin, the priority was to secure and control the site.
• Managed full-scale cleanup, including removal of waste and contaminated materials
• Addressed health and safety concerns caused by animal activity and neglect
• Implemented a security package, including controlled access points and a security gate
• Stabilized the building to prevent further unauthorized entry and damage
This phase was critical in transitioning the property from an uncontrolled liability to a manageable project.
Damage Assessment & Core Remediation
Once cleared, the true extent of the damage became evident.
• Significant portions of electrical wiring had been stripped due to copper theft
• Plumbing systems were compromised, with multiple damaged lines
• General deterioration across structural and service elements
Working closely with consultants and the ownership group, we developed a targeted remediation strategy that focused not only on repair—but on improving long-term performance and value.
Mezzanine Recovery & Functional Planning
The mezzanine level was carefully cleaned, inspected, and evaluated as part of the rehabilitation process.
• Completed full cleanup of the mezzanine structure
• Coordinated structural inspection, confirming it was in sound condition
• Collaborated with ownership to define its future use
The final layout was strategically planned:
• Half of the mezzanine dedicated to maintenance operations
• Half converted into management and office space
• Ground floor designated for storage, maximizing usable operational area
This approach aligned the building layout with the owners’ operational needs while increasing usability and efficiency.
Mechanical, Electrical & Plumbing Upgrades
Given the extent of damage, major system upgrades were required.
• Installed entirely new electrical systems and modern lighting throughout
• Repaired and upgraded plumbing infrastructure where needed
• Identified opportunities to improve utility efficiency and overall building performance
• Installed a new HVAC unit to support occupant comfort and long-term reliability
In addition, we:
• Inspected the equipment elevator
• Established a preventative maintenance schedule for ongoing operation
These upgrades not only restored functionality but significantly enhanced the building’s value and lifespan.
Exterior Redevelopment Strategy
The building consisted of two distinct sections, and the owners made a deliberate decision to treat each differently to balance character and modernization.
Smaller section:
• Preserved original character
• Pressure washed existing brick façade
• Installed new awnings to enhance appearance while maintaining authenticity
Larger section:
• Redesigned with a modern aesthetic
• Repainted exterior with a clean finish
• Introduced black accents for a contemporary look
This dual approach created a unique identity while appealing to a broader range of tenants.
Process, Coordination & Value Creation
Throughout the project, we worked closely with the owners and coordinated with relevant municipal requirements to ensure all work met applicable standards.
